How to Report a Housing Disrepair Claim
A landlord is under an obligation under the law to ensure that any property they let is in a good state of repair and safe to live in. This involves maintaining the structural integrity of the house and making sure that all installations such as water, gas, heating and electricity function the way they are designed to. If your rented property is in a state of disrepair, you do not have to put up with it. As a tenant, it is your duty to report any housing disrepair issues to your landlord.
If you have informed your landlord of the housing disrepair problem and they have failed to carry out necessary repairs, you can make a complaint.

Using the Complaints Procedure
You may consider reporting to your landlord through a formal complaints procedure if your landlord has:
· failed to deal with a disrepair problem
· been slow to respond to your complaint
· done little to nothing even after an inspection
· done poor quality repair work.
All landlords must have a clear and easy to use complaints policy that states when you can expect a response and what you can do if you are unsatisfied with the outcome. When making a complaint, it is best to do so in writing, and keep a copy of your letter as well as any response.
Reporting to a Local Councilor
If you are a tenant in a housing association or a private rented property, you can also write to your local councilor about the problem. You can find out who your local councilor is here.
Reporting to an Ombudsman
If your landlord fails to provide a satisfactory response, you can take your complaint to an Ombudsman. Complaining to an Ombudsman should only happen if you have exhausted the internal complaints procedure of your landlord.
This process may take some time and if your landlord is considered responsible for the housing disrepair problem, an Ombudsman will provide recommendations to solve the problem. The Ombudsman may ask that your landlord apologizes, compensates you, and fix the damage.
